College Place is a residential subdivision with 215 single family homes. There are 9 phases in the development, most of which were completed between 1995 and 2004. In the last 24 months, homes have sold from a low of $149,900 to a high of $479,800. The homes are mostly custom homes, but some builders have also built more generic spec homes, or speculative investment homes. I would estimate that about 50% were custom homes and 50% were spec homes.
The lots are mostly flat with an average size of 0.2 acres, with houses built on concrete slab foundations. The subdivision is conveniently located 3 miles east of Downtown Bentonville, 0.7 miles east of I-49, and 3.7 miles from the Walmart Home Office. All the conveniences of town are close at hand. The neighborhood is within 1 mile from the Northwest Arkansas Community College, a Mercy Convenience Care Clinic, Sam’s Club, Neighborhood Market, a nature preserve, and an 18 hole golf course.
