You probably wouldn’t be surprised to hear that at Burnett Real Estate Team, we get a lot of questions. What might surprise you is that some of those questions have to do with why our clients should even bother with hiring a Realtor in the first place!
Many folks view Realtors as simply people who help you purchase a home—and that’s absolutely correct! However, there’s a bit more to it than just that. Realtors have a whole laundry list of things that they do—and helping you purchase your dream home is just the tip of the iceberg.
Property Shopping
Realtors are constantly looking over homes that are on the market in order to pair them up appropriately with their clientele. For example, if somebody from out of state was looking to move to Bentonville, they would contact an agent such as us and give us an idea of the type of home and neighborhood they’re looking for.
Even in today’s digital world, Realtor’s often have access to listings and information about property you won’t find in on-line listings. Your Realtor keeps their eyes and ears open for a property that suits your needs, sometimes finding a home you never knew existed. A buyers biggest concern is typically about the school that their kids will attend. If they do not have kids, then resell value is their biggest concern.
Putting Out Fires
Buying a home is stressful, and many things happen behind the scenes that a potential buyer (or seller) may not be aware of. There are sometimes appraisal issues, title issues, and/or financing issues that need to be resolved.
What’s more, an experienced Realtor can often look at a property, or seller, and size up what their clients may be in store for. Being able to anticipate issues, and head them off, is a good sign of a real pro! Having been a Builder, Cody can usually spot issues while previewing the home with the buyer.
Availability
Oftentimes, Realtors will take phone calls, respond to texts, chat with clients on Facebook messenger, etc. all outside of normal work hours. Truly, a good Realtor is always working with and for their clients. Because real estate is an industry that often doesn’t conform to a 9-5 workday, Realtors are often working after hours, or on weekends for their clients. I love what I do, and I pride myself on being available to my clients whenever they need me.
Study, Study, Study
A good Realtor is going to have quite a bit of knowledge about local neighborhood demographics, crime rates, traffic, sights to be seen, nightlife, school districts… the list goes on and on. It’s important that a good Realtor is knowledgeable in these areas in order to provide more insight to potential buyers.
