If you lived in Northwest Arkansas through the early 2000’s, you probably remember the explosive growth of suburban development in Centerton, a small farming town at the western edge of Bentonville.
At the onset of the recession, many new neighborhoods there died on the vine, in part because the infrastructure couldn’t support them. So during the slowdown, the municipality went to work expanding utility services, widening roads, improving zoning, and attracting new businesses.
Over the past several years, Centerton and Bentonville worked together to widen Highway 102 (aka 14th St aka W Centerton Blvd), opening it from 2 lanes with a blinking yield light to 5 lanes with proper intersections. This has alleviated the biggest complaint most residents had about living in Centerton: rush hour traffic to and from Bentonville.
Additionally, more commerce has been established in town, with many more businesses on the way in 2016, including a What-a-burger and a Walmart Supercenter. Add to that the addition of conveniently-located public elementary schools, including the new Bentonville West High School, and you have a recipe for major growth.
There’s an old saying: “buy land, because they’re not making any more of it,” and that’s what smart investors have been doing in Tamarron – a subdivision at the southwest edge of Centerton.
Most remaining lots have been already been purchased by several well-respected builders including Homes by Roth, Twelve Stone Construction, and David Marrs. Over 50 new homes have been built and sold here in the last 2 years, with the great majority of those happening in the last half of 2015.
Composition & Pricing
Tamarron is a newer neighborhood with approximately half its existing homes built in 2006-2007, mostly on the north side of Bush Road. On the south of Bush Road, you can see all the newer homes mentioned previously. The neighborhood has a mix of spec homes (speculative investments), semi-custom homes, and custom homes.
I would estimate 75% were built as spec homes, yet the neighborhood is quite varied in appearance, with many different floor plans from multiple builders. There are 299 total lots that are mostly flat, ranging from 0.2 acres to 0.56 acres with a median size of 0.26 acres.
In the past two years, home prices have ranged from $129,900 to $274,500 with an approximate price per square foot between $99 and $106 on new construction, depending on features, with a strong upward price trend. If you’re looking for a long-term value buy, Tamarron is a great place to start!
Location & Nearby Amenities
Tamarron is situated along both sides of Bush Road, just off of North Vaughn Road 0.7 miles south of West Centerton Boulevard. Located 1.7 miles from downtown Centerton, 5.7 miles from Highway 71B (North Walton Boulevard in Bentonville), 5.9 miles from Walmart Home Office, and 6.2 miles to XNA Regional Airport.
Tamarron is close to Centerton Gamble Elementary, Life Way Christian School, and the new Bentonville West High School. There are two grocery stores and several restaurants within short driving distance along SW 14th St, as well as a walking trail and a lake.
With the majority of new home construction taking place to the south and west of Bentonville, I believe we will see more commercial development and desirable amenities within the next 2-3 years, with a steady increase in property values for the foreseeable future.
